The leak

The enquiry went to five agencies. One of them replied that night.

Portal leads are sold to whoever pays for them, and the buyer sends the same message to several agencies at once. Nothing about that is unfair — it just means the deal goes to whoever answers, not to whoever has the better listing.

21:30

The property enquiries nobody answers

People browse property in the evening and at the weekend. By Sunday morning it is not a new lead any more; it is a buyer who has already spoken to somebody else.

Not yet

The buyer who is months away

Most enquiries are not ready to sign this week. They get treated as time-wasters and dropped, and the agency that stayed politely in touch is the one that gets the deal.

Gone

The agent leaves and the pipeline leaves with him

When leads live in an agent's own phone, they walk out of the door with him. The agency paid the portal for every one of them.

47%

Online property enquiries that got no reply at all

In a secret-shopping study of more than 25 brokerages, 47% of website enquiries were never answered. Every one of them was sent during working hours, by someone who wanted to buy.

39 min

The median reply, when there was one

The average was 8 hours 17 minutes. A buyer comparing three listings has contacted all three long before either figure — which is why the median matters less than being first.

What buyers and tenants actually ask

Is it still available? Is the price negotiable? Can I see it today? Are you the listing agent? What are the service charges? Is it rented right now?

Every one of these has a right answer, and it is the same answer every time. None of them needs an agent to be awake at ten at night.

02
The system

From the listing to the signed offer, one connected path.

Every step is built, connected and running before we hand it over. Nothing waits for an agent to remember it, and nothing depends on which phone the enquiry happened to land on.

01

Advertising that brings buyers

Google and social campaigns for the units and communities you need to move, running alongside the portals you already pay for.

→ THE RIGHT BUYER SEES YOU

02

Listing and community pages

A page per unit, project or community, each carrying its permit number and a WhatsApp button that opens with the property already named.

→ ENQUIRIES COME IN

03

Sorted and routed

Buyer or tenant, budget, community, cash or mortgage — tagged as it lands and sent to the agent who owns that patch.

→ SOMEONE OWNS IT

04

Follow-up that runs for months

An instant reply, then patient follow-up on WhatsApp for as long as it takes, because most buyers are not ready this week.

→ NOBODY GOES COLD

05

Viewings booked and confirmed

He picks a slot from the agent's real availability, with a reminder before it and a rebooking link if his plans change.

→ HE TURNS UP

06

Offers, and the list you keep

Every enquiry and every conversation stays in the agency's account, whoever was handling it.

→ THE PIPELINE SURVIVES THE AGENT

Step 01 — the advertising itself — is run for you on the package that includes managed advertising, or by your own team on the others. See the packages →

03
On the manager's screen

One list for the whole agency, not one list per agent.

The customer list is the piece people call a CRM: one shared place where every buyer and every conversation lives, instead of notes on somebody's phone. Everything below sits on it.

One inbox for every portal and channel

Portal leads, your own website, WhatsApp and Instagram in one place, with the listing attached to the enquiry so nobody has to ask which property.

A reply in under 60 seconds, day or night

Availability confirmed and one qualifying question asked, before a competing agency has opened a laptop.

Leads that stay with the agency

When an agent leaves, the conversations stay. You paid the portal for those enquiries, so they should belong to you.

Follow-up measured in months

The buyer who says "not yet" is worth more than the one who says no, and he is exactly the one nobody chases.

Viewings booked from real availability

No more three messages to agree a time, and a reminder beforehand so he actually arrives.

Cost per deal, by source

You finally see which portal earns its subscription and which agent turns enquiries into viewings.

Tell us what you list.

How many enquiries a month and which portals they come from — we'll come back with what your agency's system would include and how fast it can be live. One reply, no call needed.

Packages

Three sizes. The same system underneath.

Every agency starts on one of three packages. The difference is how much of the desk runs on the system, and whether we bring the buyers as well. What each one includes, and how fast it goes live, is set out on one page.

Questions agencies ask

Before you ask.

Does it work with the portals we already pay for?

Yes — that is the point. Portal enquiries land in the same inbox as your website and WhatsApp, so nobody watches four dashboards, and you can finally see what each portal costs you per viewing and per deal.

What happens to our leads when an agent leaves?

They stay. Every contact and conversation belongs to the agency account, not to a personal phone. The next agent picks up the same pipeline the following morning.

What about the permit number on our adverts?

Dubai property advertising has to carry a DLD permit number, and listings without one get taken down. We build the pages and campaigns so the number sits where it belongs and nothing publishes without it. We do not apply for permits on your behalf — that stays with your licensed brokerage.

Can it book viewings into our agents' calendars?

Yes. The buyer sees only the slots that are genuinely free, and both sides get the reminder.

Will the automatic replies sound like a robot?

No. They are written in your agency's voice, signed by the agent's name, and they hand over to a person the moment he replies. English or Arabic, whichever he wrote in.

How fast can we be live?

Between one week and one month, depending on which package you take. One supplier, no queues and no committee — decisions get made the same day they come up.
